If you are thinking of selling, you may think someone would have to be crazy to sell in this market - prices are just too low. There are two things to consider in that statement. First of all, prices have been rebounding in the top cities in the country - and Denver is certainly one of the top cities. People want to live here. Always have, and always will. Secondly, even though you may not get your ideal price in this market - you can often times offset that by buying your next home at the same discount, if not more. Instead of going through the work and expense of a project like this, we suggested to sell it as is, and offer to replace the carpet to the buyer's choosing - or offer some other upgrade of their choice. What are the odds of installing carpeting that someone will appreciate as much as you do? Slim to none, because people just have too varied of tastes. This alternate approach aided their sale, and both the buyer and seller were happy with the results.
